When is CMHC mortgage insurance required in Canada?

When your down payment is less than 20% of the home price, the mortgage must be default-insured (CMHC or a private insurer). At 20% or more, insurance is generally not required.

What is the CMHC premium schedule?

Premiums scale with loan-to-value: about 0.60% up to 65% LTV, 0.90% to 75%, 1.70% to 80%, 2.40% to 90%, and 4.00% to 95%. Premiums apply to the loan amount, not the price.
